These Terms of Use govern your access to and use of the PropVisits website, mobile applications, and related services (together, the "Platform"). By creating an account, listing a property, or otherwise using the Platform, you agree to these terms. If you do not agree, please stop using the Platform.

1. Who Can Use the Platform

• You must be at least 18 years old and able to enter a binding contract.
• You are responsible for the accuracy of the details you register with, and for keeping your password and OTP confidential.
• You are responsible for all activity that happens under your account. Tell us immediately if you believe it has been used without your permission.

2. What PropVisits Does

PropVisits is a listing and discovery platform. We connect people looking for property with owners, brokers, and builders. We are not a party to any transaction, we do not act as a broker or agent for either side, and we do not hold money on behalf of buyers, sellers, or tenants.

3. Listing a Property

When you post a listing, you confirm that:

• You own the property or are authorised by the owner to list it.
• The details, photographs, pricing, and approval numbers you provide are accurate and current, and the photographs are of the property being listed.
• Any regulatory identifier you supply — RERA, DTCP, CMDA, or similar — is genuine and belongs to that property or project.
• You will update or remove the listing promptly once the property is no longer available.

We may verify, edit, decline, or remove any listing, and may suspend accounts that repeatedly post inaccurate or misleading content. A "Verified" badge reflects the checks we were able to carry out and is not a guarantee of title, condition, or legal standing.

4. What You May Not Do

• Post false, misleading, duplicate, or fraudulent listings.
• Upload content you do not have the rights to, or content that is unlawful, defamatory, discriminatory, or obscene.
• Scrape, crawl, or bulk-extract listings, contact details, or other data from the Platform.
• Use contact details obtained through the Platform for unsolicited marketing.
• Interfere with the Platform's operation, security, or availability, or attempt to access accounts or data that are not yours.

5. Your Content

You keep ownership of the listings, photographs, reviews, and other content you submit. You grant PropVisits a non-exclusive, royalty-free licence to host, display, reproduce, and distribute that content for the purpose of operating and promoting the Platform. This licence ends when you delete the content, except where we are required to retain it by law.

6. Reviews and Ratings

Reviews must reflect a genuine experience. Do not post reviews in exchange for payment, or reviews about a competitor. We may remove reviews that breach these terms.

7. Paid Services

Some features — such as featured placement or subscription plans — are paid. Prices, inclusions, and durations are shown before you purchase. Payments are processed by third-party payment providers under their own terms. Unless stated otherwise at the point of sale, or required by law, paid placements are non-refundable once the listing has gone live.

8. Third-Party Content and Links

Listings, project details, maps, and other material may originate from owners, brokers, builders, or third-party services. We do not independently verify all of it and we are not responsible for the content of external websites we link to. Always carry out your own due diligence — including title, approval, and possession checks — and take independent legal and financial advice before committing to a transaction.

9. Availability

We aim to keep the Platform available, but we do not guarantee uninterrupted access. We may change, suspend, or discontinue any part of the Platform, and may carry out maintenance without prior notice.

10. Limitation of Liability

To the fullest extent permitted by law, PropVisits is not liable for any indirect or consequential loss, or for loss of profits, revenue, data, or opportunity, arising from your use of the Platform or from any dealing with another user. Nothing in these terms excludes liability that cannot lawfully be excluded.

11. Ending Your Access

You may close your account at any time from your dashboard. We may suspend or terminate access if you breach these terms, if we are required to by law, or if we reasonably believe your use is harming other users or the Platform.

12. Changes to These Terms

We may update these terms from time to time. The "last updated" date above shows when they last changed. Continuing to use the Platform after a change means you accept the revised terms.

13. Governing Law

These terms are governed by the laws of India, and the courts at Chennai, Tamil Nadu have exclusive jurisdiction over any dispute arising from them.
